Terms & Conditions

 

1.0               Fourstones Cottages ("the Owners") arrange bookings for the rental of Coast Cottage, 18 North End, Longhoughton ("the Property") to another person ("the Holiday-maker"). 

 

2.0               The contract for a holiday rental shall be made between you and the owner of the property for which the booking is made.

 

3.0               A binding contract between the Holiday-maker and the Owners shall be entered into on confirmation by the Owners of receipt of deposit or rental amount in full. On payment of the deposit, the conditions outlined in this document are deemed to have been accepted by the Holiday-maker.

 

4.0               Bookings and reservations shall be contractual when the Owners receive a deposit of 25% of the rent. The Owners will issue confirmation of the booking in writing or by e-mail.

 

5.0               The balance must be paid at least two calendar months prior to the start of the rental period. Non-payment of the balance on or before the due date shall be construed as a cancellation of the contract by you and the terms of condition 7 shall apply.

 

6.0               Holiday dates can be changed if the accommodation is available at the requested time and the Owners agree to the change. In this event a handling charge of £20.00 will be payable.

 

7.0               In the event that you need to cancel a confirmed booking, this must be done in writing and a cancellation charge will be due as follows:

 

Cancellation up to 2 calendar months before the start date of the holiday

Full Refund

Cancellation up to 1 calendar month before the start date of the holiday

50% Refund

Cancellation up to 2 weeks before the start date of the holiday

0% Refund

                         

8.0               The Owners strongly advise the Holiday-maker to take out suitable insurance to avoid loss in the event of cancellation.

 

9.0               All payments shall be made payable to "Fourstones Cottages" and sent to the Owners at the following address:

10.0           Rentals commence, unless otherwise notified, at 4.30pm on the day of arrival and end at 10am on the day of departure. (We may be able to arrange more agreeable times with you depending on time of year)

 

11.0           We regret that we have a strict no pets and no smoking policy.

 

12.0           The number of persons using the holiday accommodation shall not exceed the maximum number publicised by the Owners on the web site.  Holiday-makers must not assign or part with the possession of the holiday accommodation or any part of it, or anything contained within it or use it other than as a single dwelling for holiday occupation by the people whose names appear on and for the dates detailed on the booking form.

 

13.0           The Holiday-maker shall keep the cottage and all furniture, fixtures, fittings and effects in or on the holiday accommodation in the same state of repair as at the commencement of the holiday, and shall leave the holiday accommodation in the same state of cleanliness and general order as it was found. If the Holiday-maker has concerns these should be raised with the Owner at the start of the holiday.  The Holiday-maker is legally bound to reimburse the Owners for replacement, repair or extra cleaning costs on demand.

 

14.0           The Owner or his/her representatives shall be allowed access to the holiday accommodation at any reasonable time during the holiday occupancy.

 

15.0           Guests must accept responsibility for their own and their children’s safety. Play equipment, bikes and children’s equipment must be used at your own risk.

 

To book the cottage please complete the booking form and return it to the above address with deposit/payments as required.

 

Confirmation of your booking will be made via email or post, please indicate on booking for which option you request.

 

 

 

 ACCESS STATEMENT FOR COAST COTTAGE

INTRODUCTION

Coast Cottage is a combination of single and two story dwelling having been converted from the old village library rooms.

PRE - ARRIVAL

We have a website www.coastcottagenorthumberland.co.uk

Bookings can be made via e-mail through the website, online, or by phone on 0789 4016765 or by letter.

The nearest bus stop in Longhoughton village is about 50 meters away from the cottage. The bus service runs to Alnwick town and up the coastal route to Berwick.

The nearest train station is at Alnmouth, which is 3 miles away.  Alnwick is the nearest local market town, which is 4 miles away.

ARRIVAL AND CAR PARKING FACILITIES

There is car parking for 3 cars on hard standing close to the rear of the cottage and is gravel covered.

The entrance to the front door is about 20 metres away along a path that has 1 step and consists of concrete and gravel.

The front door has level access.

MAIN ENTRANCE AND HALL

The key for this door is issued to guests on arrival unless otherwise arranged. The front door is 82cm wide x 192cm high, hinged on the right. 

LOUNGE

The lounge is on one level and has a solid oak floor. There is a step down through double doors 90cm wide in total into the corridor leading to Bedroom 4 and the kitchen. There is a wood-burning stove with a steel fireguard provided for safety upon request. Two chandeliers, table lamps and 1 standard light the room.

KITCHEN

The entrance to the kitchen is from the hallway and the door measurement is 74cms x 197cms. The kitchen is on one level with a rear door with a small step leading to the rear garden. The worktop height is 90cms x 60cms deep. The kitchen is lit by 8 individual down lighters. Crockery, drinking glasses and cutlery are provided in the wall cupboards and under the worktop. The kitchen floor is tiled

BEDROOM 4

Bedroom 4 is on one level with an en suite bathroom. The bedroom is carpeted. The room is lit by a pendant light and 2 table/bedside lights. The en suite has a walk in shower cubicle, a wc and a basin. The floor is tiled.

PASSAGE TO THE BEDROOMS AND STAIRS

The door into the passage is 70cm wide x 197cm high. The passage is 98cm at its wide. It has a solid oak floor covering. There is 1 step down into the corridor and a step up into the bedroom vestibule area.

BEDROOM 1.

The door into this bedroom is 82cmwide x 197cm high and is hinged on the right. The room is carpeted with a plain short pile carpet. The room is lit by a pendant light and 2 table/bedside lights. The room has 2 single beds.

BEDROOM 2

The door into this room is 74cm wide x 198cm high, hinged to the right. It has a king-size bed. The room is lit by a single pendant light with 2 bedside lamps. The floor covering is plain short pile carpet.

MAIN BATHROOM

Access door is 73cm wide x 198cm high and is hinged on the left. The bath is 70cm x 160 cm and the bath height is 53cm. There is a shower over the bath with a glass shower door to the open side. Floor covering is tiled.

STAIRS TO MASTER SUITE

The stairs to the Master Suite are 75cm wide and have a quarter wind at the top. There is a handrail to the LHS going upwards. The floor covering is plain short pile carpet. At the top of the stairs is a small entrance hall leading to the Master Bedroom and en suite.

The door into this room is 74cm wide x 198cm high, hinged to the right. It has a king-size bed. The room is lit by down lighters with 2 bedside lamps. The floor covering is plain short pile carpet.

The en suite has a freestanding bath, a walk in shower cubicle, wc and hand basin. The floor is tiled. The en suite is light by downlighters. 

OUTDOOR AREA

The rear garden area measures 15m x 25m, it is totally enclosed. The area has a number of flowerbeds and is laid to lawn and wooden garden furniture is provided. The graveled parking area is within the enclosed garden area. The front and side gardens are a combination of border plants and gravel paths leading to the front door.

ADDITIONAL INFORMATION

A box file is kept in the property with emergency information, tourist leaflets on local hotels, inns and attractions.
